Why is Simply4property much cheaper than other traditional Estate Agents?
This is simple, we only charge you to market your property. You might think that that is what traditional Estate Agents charge you for. This of course isn't the case, through no fault of their own the commission you pay a traditional Estate Agent to sell your property has to cover many of the other costs that they incure e.g.

  • The cost of all of the properties that they visit and value that are either not put on the market by the seller or are put on the market with a different Agent.
  • The cost of the properties that they have prepared details for, have started marketing but are taken off the market by sellers.
  • The cost of High Street Rent and Rates.
  • The cost of newspaper advertising, which most Agents will admit is more useful in winning new business than selling properties.

Why don't you advertise my property in the press?
When we analysed it we discovered that the main benefit for most Estate Agents from advertising in the local press was increased listings, not increased sales. When we market in the local press we do so to advertise simply4property. We market your property over the internet where over 75% of all property purchasers search.

Can you do viewings for me while I am on holiday?
From experience, the best person to show potential buyers around your house is the person who knows it best, YOU. This is just one of the ways we keep your costs to a minimum. However, there are a number of options available to you in the above event. Provided you advise us beforehand, a family member, or trusted friend/neighbour could carry out the viewings on your behalf while you are away. Alternatively, we could store all potential viewings, and advise you of the details on your return. If we know in advance of you being away for a long period of time, then of course, please contact us and we can discuss other options that may be available to you.

Why does everything have to be done by email?
This is the most cost effective way of communicating, again keeping your costs low. However, if this is not convenient for you, then please advise us of your preferred method of contact.

If my house sale falls through do I have to pay again to re-market my property?
No, you can market your property with us for as long as you want.

If my circumstances change and I have to take my property off the market do I have to pay again to re-market my property at a later date?
If this is the case we will begin re-marketing your property again any time within 24 months of your initial signed contract date. We will charge a small fixed fee of £55.00, this will cover the cost of us revisiting the property to check the property details have not altered.

If I cannot sell my house, can I have my money back?
You only pay a 'one off, 'up front fixed fee' to market your property, with no hidden extras for the entire time we market your property on your behalf. Therefore, if your house does not sell within a realistic timescale you may wish to consider possible reasons for this e.g. an asking price that is set too high, presentation, etc. all of which can be addressed.

Will you value my property before I decide to pay you?
Again, to reduce your costs there are several simple ways to research this information for yourself. Please see the 'Value My Property' link on the left. You can of course change/set your property value once you have seen your free Hometrack report which comes with the Classic Plus package.

What if my 'for sale' sign gets damaged or stolen, will you replace it for me at no extra charge?
Once we deliver the sign to you it is your property and your responsibility to both look after it and remove it once your property is sold.

Am I going to be put on a database and constantly sent emails trying to sell me stuff?
No, we adhere to all Data Protection standards and your details will not be passed to any third parties.
